I'm working with a Realtor my listing isn't stewpidd

Yes your listing is stupid high if larger apartments in your building are selling for considerably less. Now maybe if your view or floor (read penthouse) has some special value that might be a condition. In this case as there is just one floor difference I have doubts.

3020 NE 32 Nd Ave Unit: 526 Fort Lauderdale, FL 33308 MLS ID# F828378

● A Must See Studio with Murphy Bed. Feels like a 1 bedroom
On the MLS at $325,000
Purchased on 6/29/2005 $300,000
● For a GAIN!!!*! of $25,000

So you have no bedroom(s) but it "feels" like you do...

3020 NE 32Nd Av Unit: 611 Fort Lauderdale, FL 33308 MLS ID# F905216

● 2 Bed, 2 Bath
On the MLS at $315,000
Purchased on 4/3/2007 $555,000
● For a loss of $240,000

And they have two bedrooms that are likely much better then a feeling. And I can buy furniture for those rooms with the ten grand I'm saving buying them too. And that feels like something real, unlike your price and bedroom.

3020 NE 32Nd Av Unit: 614 Fort Lauderdale, FL 33308 MLS ID# F889101

● 1 Bed, 1 Bath
● 760 Sq. Ft.
On the MLS at $275,000
Purchased on 10/19/2004 $249,000
● For a gain of $26,000

No murphy bed, either. and making 1k more how stupid is that?! Savings over your listing, 50k! Really and your going to give someone 6 precent for service like this? But watch out buddy your neighbor just down the hall is "The Price is Right" under bidding on you.

3020 NE 32Nd Av Unit: 619 Fort Lauderdale, FL 33308 MLS ID# F887567

● 1 Bed, 1 Bath
On the MLS at $274,999
Purchased on 10/19/2004 $223,500
● For a gain of $51,499

3020 NE 32Nd Av Unit: 1107 Fort Lauderdale, FL 33308 MLS ID# F815963

● 1 Bed, 1 Bath
On the MLS at $279,000
Purchased on 11/9/2004 SWD $255,000
● For a gain of $24,000

And this last one just cause I found it last.
